Water submetering with leak protection built in
Eddy meters water use in every unit and stops leaks before they become claims, then shares that interval data with your submetering and billing systems.
What is water submetering?
Water submetering measures how much water each unit, riser, or zone uses, instead of relying on a single building-level meter. It gives property teams accurate, per-unit consumption data for fair billing, conservation programs, and regulatory reporting.
Most submetering stops there: it counts water. Eddy goes further. The same per-unit meter that records consumption also watches for leaks and can shut the water off. You get the billing data your submetering company needs, plus the protection a meter alone cannot provide.
Beyond billing: submetering that protects
Your submetering company handles billing. Eddy adds the protection and intelligence layer they cannot provide.
Eddy IQ sits at each unit's water entry as a flow meter and a shut-off valve. It records interval-level usage for billing, and at the same time it watches flow for the signatures of a leak. When it finds one, Eddy detects the leak, verifies it with a live operator, isolates the water, and resolves the problem, often in about 2 minutes. Most water losses are a response problem, not a detection problem. Submetering with Eddy closes both.
How it connects
One meter, two jobs: billing data out, protection on top.
Eddy IQ captures interval consumption at the meter and hands it to your submetering company through M-Bus or an API, while the same network feeds Eddy's 24/7 monitoring center.

Protection on top
The same data stream simultaneously feeds Eddy's 24/7 monitoring center and dashboard, so a live operator can confirm a leak and shut the water off within minutes.
What you get beyond billing
2-minute leak response
A live operator confirms every alert and calls your contacts immediately. No alert is missed, day or night.
Remote valve isolation
Shut off water to a unit, a zone, or the whole building in seconds, automatically or on command.
Real-time consumption visibility
Interval data powers conservation programs, benchmarking, regulatory reporting, and cost allocation.
Full sensor ecosystem
Eddy H2O leak sensors and temperature and humidity sensors feed the same platform, one pane of glass.
Operator dashboard and mobile app
Manage every device from a single dashboard, on app or desktop.
Insurance and liability protection
A documented leak-response history supports deductible reductions and demonstrates duty of care to insurers.
Integrates with your stack: M-Bus or API
Eddy shares consumption data through the channels your team already uses, and works with the plumbing and platforms you already have.
M-Bus protocol: industry-standard meter-bus communication, direct hardware integration through an M-Bus master, multi-utility support for water, heat and gas, suited to large multifamily and commercial sites
API and cloud: a REST API with JSON consumption output, webhook push or scheduled pull, real-time or period-based feeds, compatible with any platform that accepts an API
The hardware
One device meters the water and protects the asset.
Eddy IQ is an all-in-one flow meter and automatic shutoff valve. The same device that bills the suite protects the building.
Measures
0.1 L/min accuracy, no drift or pressure loss over time.
Leak logic
Continuous low flow 0.3 GPM, sustained 0.5 GPM / 30 min, extreme 5.3 GPM / 5 min.
Shutoff
Automatic on detection, or remote from any device, in under 60 seconds.
Connectivity
LoRaWAN at 915 MHz, reliable through concrete, or wired M-Bus on the DN20 unit.
Sizes
DN20 (3/4 inch) and DN25 (1 inch).
Standards
NSF 61 / 372, UL, FCC, AWWA C715-18.

In the field
A 175-unit, 10-storey multifamily community in Ontario runs two Eddy IQ meters in every unit, billed through a third-party submetering partner. Eddy caught 224 water events in a year, and a sprinkler-line leak was contained before it could cascade to the suites below. Over $500K in annual water damage avoided, with one vendor for resident billing and 24/7 monitoring.
